We will look after your conveyancing transaction from start to finish - from providing an initial advice, reviewing and negotiating the contract on your behalf, ensuring effective exchange all way through to settlement. We have the experience and knowledge to give you the most appropriate advice and have assisted clients to buy and sell their homes, or investment property in and around the Blue Mountains (Mt Victoria, Blackheath, Katoomba, Leura, Wentworth Falls, Lawson to Glenbrook) Sydney and beyond. In fact we can assist you to buy and sell properties anywhere in New South Wales whether the property is residential, commercial, strata, company title, vacant and rural land.
A few important points to consider:
- if you are buying:
- have you spoken to your lender and obtained a loan pre-approval?
- do you need individualised advice on how you should purchase the property, especially if you are buying with someone else?
- have you got savings to cover the deposit and stamp duty?
- if buying at auction - have you got the deposit (5-10% of the purchase price) and loan unconditionally approved? has the contract been reviewed and negotiated? have you completed the necessary pre-purchase inspections relevant to the property?
- if you are selling has the contract been drafted to include all the terms to protect your interest?
- if you are a guarantor on a loan for a family member (or lending money to assist on a purchase), have you discussed it with your solicitor?
Some examples of how we have helped our clients:
- acted for purchasers of rural property - negotiated crucial contract terms to reflect the parties intention, so that after about one month of negotiations we were able to save hundreds of thousands of dollars for our client over the duration of the contract term
- acted for purchasers of a large parcel of land - negotiated contract terms to remove GST and land tax adjustment thereby saving the young couple a substantial amount
- acted for a purchaser of residential property - able to negotiate contract terms and gain a reduction in the purchase price by $5,000 after exchange of contracts and before the cooling off period expired
